Want to design an Addition? We can help!!

Ideas For Your Home Addition

By building a home addition, homeowners can make their homes more livable, while also increasing its value. A home addition allows you to comfortably stay in a home and neighborhood you like without incurring the expenses and inconvenience of moving. The idea is to increase space by building on, up, out, down, or in any direction from the existing home structure in order to create additional living space and enhance the quality of life within your home.

Ground Level Home Additions

The first step is to sit down and think about all the ways in which you could expand your ground floor. For those that live on a thousand acre ranch this should be no problem, but most of us have a finite amount of space to work with. In fact, the majority of homeowners are constantly trying to maximize what little property they have. Expanding the ground floor is wise because it appeals to home buyers, should the time come for you to sell one day. Ground level additions are also convenient for households that have elders living in the house because it eliminates the need for difficult stairs.

If you do decide to go with a ground level addition, you will have to prepare for the addition to expand into your yard and change the shape of your home. The most common addition is the one that expands into the back of your yard. Many people will add a sunroom or extend their living area in this way. It is popular to do this because the addition won’t change the look of your home from the street. For those of you with large yards you shouldn’t have problem, however, if your yard is small you will need to determine property lines.

Second Story Home Additions

Another popular addition is when you build onto the second story of your house, such over a garage. Building up is a little trickier because you will have to schedule your addition during cooperative weather conditions. During a second story addition there will be a time when a portion of your roof will be open and you do not want poor weather conditions entering into your house. Keep in mind, depending on the situation it is sometimes less expensive to build up because there won't be any need for foundation building.

Want to build your own cabinets.. We'll show you how to get started....

Everyone enjoys the look and feel of fine wood furniture. It has a warmth and elegance that enhances every home. With the prices of quality wood furniture increasing, many do it yourselfers are making their own custom pieces. In this article we are going to show you the correct way to start the project and how to find the right tools and understand the correct key words and terms about cabinet building.

Planning:

Before you begin, plan to gather the items that you will be using, and place them where you will build the cabinet.

Let's simplify things a little and look at the basic components you will be working with to build your cabinet.

Basic Cabinet Components:

Kick-plate

Carcass

Strong-back

Face frame

Doors

Drawers (optional)

False Front

Terminology:

Before you begin your project, you will want to become familiar with the wood working terms shown below.

Miter Cut - Angle cut across the width or thickness of the board

Rabbet - L-shaped cut

Dado - Channel cut across the board, into which a second piece of wood is fitted

Kerf - Width of the blade

Countersink - To set a screw head at or below the surface

Dowel - Wooden pin used to provide strength and alignment

AA Lumber - Lumber which has a good finish on both sides.

Ripping - A cut with the grain

Crosscutting - A cut across the grain

Shim - A thin, wedge-shaped piece of wood used for leveling or spacing.

But Joint - The square end of one piece butting up against the flat surface or end of another piece.

Materials:

Because of the size of the lumber involved in this project, you need an extra person to help with cutting some of the wood. Plan ahead so your "Assistant" is available at the appropriate times.

Wood Selection:

Before you purchase your wood and select a finish for your cabinet, you should ask yourself some simple questions about how you plan to use and display it in you home, Where will the cabinet be located? Do the dimensions of the cabinet fit properly in the space you have allowed for it?

You can use a plywood that has a furniture grade veneer on only one side (AB plywood), since only one side will be visible. Plywood with a finished veneer on both sides (AA) can also be used for a top quality look. Face frames of solid oak will be used to cover the plywood when necessary.

Similar to laying a pattern out on a piece of cloth, often you can cut several different pieces of the same thickness of wood out of a single piece. It is a good idea to add up the total number of boards, being careful to make sure you group short pieces in with long pieces to minimize waste.

We hope this little clip will help you gain understanding of the planning and preparation it takes to build custom kitchens. We provide layouts and drawings for all of our kitchens before submitting them to our builders. For basic layouts that require standard sizes, our suppliers have the "boxes" already finished ready for the type of door needed to finish the job.

The For Sale - Housing Market is suffering, but Home Improvements and Remdoeling is the Way to GO.

At the beginning of this year I wondered about the housing market, and how could this crazy trend of flipping houses and new condo sales keep up from the last 3 years. Sooner than later stories began rising out of our communities that home owners were not able to keep up with their adjustable arm mortgages, and fluctuating interest rates. Some HOA (Home Owner Association) payments were doubling trying to keep up with the increases in insurance and property taxes, making those new condos undesirable and the investors unable to rent them out without substantial losses.

In my onion this market will flat line by the end of this year before some new legislation and government assistance will have to be utilized to help pick up the housing market in 2008. From then to now, home owners will have to either sit tight in their homes or take lower than ever offers on their homes for sale.

But we still have to take in to consideration that real estate is still the best investments we can make. The value of money (currency) will always depreciate since the government is always printing more currency than we have gold. Keeping our money inside of banks and CD's are probably not the best idea since there are formulas that show that over a 40 year period the value of one dollar will decrease to just 5 cents. This is why us, as investors or even just home owners in Central Florida, should hold on to our investments because we are growing as a city and our homes are still are best investments with low risks.

I started a Home Improvement Company that focuses on Remodeling and Improving for these reasons. My goal is to improve my client’s homes so that their investments are more enjoyable and more appealing for higher sales offers when wanting to sell the properties down the road. The upgrades we can offer also help increase the appraised value of the property, helping clients refinance and getting the extra money out needed to weather the storm in our housing economy. Save Money by Using PrestigeCore to Fix your bathtub instead of Replacing it. We are located right here in Orlando, FL

Thinking about replacing your bathtub, or wanting to change the color theme of your bathroom?

The biggest center peice of your bathroom is your vanity area and bathtub. Most clients ask us to remove the bathtub when we begin a remodeling project in their home. To keep the cost down, and be more efficient with time restraints we look to fix, prime, and re-coat the bathtubs to color match the customers needs. This way we skip breaking tiles and damaging door frames moving the bathtub out of the bathroom area. A job that would cost a little more than a thousand dollars can be done for less than five hundred dollars.

Summer Kitchens are adding tons of value, and are great for entertaining your guests!!

Although they are one of the hottest new home design features, summer kitchens are an update of an old idea. Before air conditioning and electric stoves, a summer kitchen provided a place to cook while keeping heat, as well as dangerous cooking fires, out of the main house. Today, they're strictly about convenience and enhanced leisure time.

A basic summer kitchen might have a large grill, sink and small refrigerator set in an island with plenty of counter space and storage. A top-of-the-line installation could add a bar with an icemaker, a wine cooler, grill side burners and even a dishwasher, deep fryer or pizza oven. Designs are limited only by budget, space and imagination

Whats the difference between Granite and Marble?

The main difference between granite and marble is that granite is a highly dense material composed deep inside the earth's core while marble is formed from sediments under the seabed. Both solidify into stone after millions of years but the mineral composition of the two stones makes marble and granite react differently to various chemicals and household cleaners.

Granite is an igneous rock of visible crystalline formation and texture. It is composed primarily of feldspar, quartz, and mica. It starts off as liquid magma deep within the earth?s core where it is cooled and compressed over millions of years under tons of pressure. It is then quarried, cut and polished. After that process it can be applied in various ways like kitchen countertops, vanity tops, fireplace surrounds as well as Jacuzzi surrounds and other custom designs.

Because granite is a natural material and is mined from the quarry in blocks usually no more than 10? long, you will most likely end up with seams. Also, because granite is sold in rectangular pieces, you may want to use seams to reduce your costs, such as in an "L" shaped corner. The visibility of seams will depend on the granularity, color and pattern. A small, uniform grain (such as Uba Tuba) will not be as apparent as a larger varied grain (such as Peacock Green). A dark color (Platinum) will be less apparent than a light color (Imperial White). A dramatic pattern with swaths of color (Kinawa, Paradiso) will show more seams than a uniform pattern (Dakota Mahogany). Most customers have found that the beauty of natural granite outweighs the concern of seams.

Watch out for those low bids!!!

As a General Contractor we run into bidding wars everyday. For each job site we service, we could spend weeks even months looking for the best quote to lower the price for our clients. Instead we use the same contractors over and over again, which we know will provide the best quality work and keep our clients happy. They might not be the lowest prices in town, but when it comes to your investment especially your home you want a good price but you should also want the best quality work. Think about it. You wouldn't want some company who promises to do an oil change for 3 dollars on your nice car when you know it should at least cost 40 dollars anywhere else. Beware!! Here are some good points when getting bids.

1. Make sure your contractor is licensed and insured

2. Ask as many question as you want, its your house!!

3. Tell the contractor that you want to see some other work he has finished

4. Finally make sure you sign some type of contract, and that any funds you issue for the service is written to the company name

Take care my fellow Floridians. Changing your home, or building a new home should be an exciting hassle free experience.

Apartment remodeling; Raise rents Raise Occupancy

The rental communities have seen a huge fluctuation in the market over the last couple of months. Around March and April last year (2006) the rental occupany levels were at their highest, and they stretched on until around September where they plataued. As a property manager, I can say first hand that since December the rental business has been quite hard. The only leads have been tenants poorly qualified, and plagued with bad rental history.

This is where PrestigeCore can help, by remodeling and renovating your apartment community, you can expect more traffic because the property will stand out from the sea of other apartment complex's. And with newer kitchen's, upgraded facilities and ammenites; turnover rates from prospective client to lease agreement should be a lot higher.

PrestigeCore can help reach any budget, with contractors working hard to finish the job with quality and fair pricing, this remodel - reconstruction company is here to stay. Visit PrestigeCore any time ( prestigecore@aol.com)

CONDO CONVERSIONS

As a proud owner and manager of commercial real estate, I know first hand the technicalities of buying and selling property here in Central Florida. With the condo market increasing so rapidly here in Orlando, most investors are looking to buy older properties and turn them into condo for a huge monetary payback. An older property built in the early or late 70's will normally need a full renovation in the kitchen area, but the structure themselves are normally block construction which help lower the renovation cost. Newer properties built in the 80's and on might need some structural renovation, but investors can cut cost because the roof's are normally pitched and A/C systems are normally on the ground instead of the roof.

PrestigeCore LLC. knows how to make our clients money work for them the most efficient way possible. We make sure that we bring the older properties up to code the most cost efficient way possible, and our subtle interior modifications will save them money but make the properties increasingly more appealing. We can also do packages, with some units more upgraded than others to appeal to a wide variety of buyers.

Contact PrestigeCore LLC. today for your condo conversion needs.

PrestigeCore LLC. (how we got started)

Prestigecore LLC. is a brand new company offering upgrades, remodeling, and additions to our clients houses, offices, and condo's. We are located in Central Florida, and provide service to all the neighbouring cities around Orlando.

Wayne Morris, the founder of PrestigeCore LLC., has a bachelor degree from the University of Central Florida. He minored in Computer Science, Digital Media including website design, and Marketing. Wayne was actively involved with the community, helping out charities like Make a Wish Foundation, Meals on Wheels, and Habitat for Humanity. He was also a member of the Sigma Chi Eta Pi Chapter at UCF, and finished college with a 3.3 GPA and was on the BrightFutures Academic Scholarship.

For almost 10 years Wayne has been involved with Commercial Property, owning and renting multi-family housing in the Central Florida area for his families company. Roselea International, Roselea Investment Group has been his catapult into the striving real-estate market in Florida. Wayne has been a managing director for 6 years, and owns stock shares in the company.

The idea to start PrestigeCore LLC. was thought about 8 years ago, when Wayne wanted to upgrade his personal residence at that time, but ran into the same hurdles most people go through during this process. To upgrade his floors, he could go through one contractor (lets say Home Depot). But to get the walls painted he had to get hold of a painter. Then to finish upgrading the kitchen another company had to be called in to install the countertops and cabinets. His idea was to group all this into one company, one contractor so other people wanting the same kind of upgrades could get financed at one place and do all the upgrades, remodeling or additions at once.

Our company promise and goal for every job is "Quality work at a Quality price" and we intend to make a difference in Central Florida.
