The real estate market is at an all time low, favoring buyers with available funds and good credit. If you are property owner, now is the worst time to sell your investment as homes are not being valued to their true earning potential. Where there was a lot of room for negotiations, now homes are being bought for the same price as they were built many years ago.

Homes, offices, and even rental communites are remodeling, waiting for the market to pick itself up. But finding good contractors that wont rip you off, is increasingly hard to come by. Most clients call the same companies; but now are finding out how hard it is to find qualified contractors that are able to complete the work in a reasonable amount of time. SileStone Countertops vs Granite Countertops

Through superior strength, incredible beauty and an unparalleled distribution network, Silestone is rapidly becoming the choice for discerning consumers.

Natural Beauty
Silestone offers a sophisticated elegance and timeless beauty. The natural quartz in Silestone delivers distinctive depth, brilliant clarity, glimmering radiance and a cool, solid feel unique to natural stone.

Versatility
Silestone can be used in virtually any indoor surfacing application in kitchens, bathrooms and floors, including: countertops, island tops, vanities, tub and shower surrounds, backsplashes, walls, wet bars, tabletops, desktops, fireplace surrounds and more.

Widespread Availability
In North America, Silestone is available through approximately 3,500 retailers including The Home Depot®, e-counters.com, as well as a variety of kitchen and bath retailers, cabinet shops, tile/flooring outlets, designers' showrooms, architectural firms, builders, and more.

Scratch-Resistance
The quartz in Silestone makes it naturally scratch-resistant. Only three other natural minerals - diamond, sapphire and topaz - are harder than quartz. Quartz is a seven on Mohs Hardness Scale (diamond is a 10).

So, while a careless slip of the knife will scratch most other countertops such as laminates and solid surfaces, it won't leave a mark on Silestone. Although Silestone is durable, it is not scratch-proof; it could be damaged with excessive force or pressure.

Stain-Resistance
Silestone is non-porous and therefore it is highly resistant to stains from coffee, wine, lemon juice, olive oil, vinegar, makeup, and many other common household products. Unlike granite, Silestone does not need to be sealed to keep its lustrous shine.

Scorch-Resistance
Unlike solid surfaces and laminates, Silestone is scorch-resistant. It will withstand limited exposure to heat without burning or scorching. The fire of a lit match will not mar Silestone. However, as advised by crock pot and electric skillet manufacturers, do not place these items directly on any countertop. Always use trivets when placing hot items on any natural stone or quartz surface to avoid thermal shock.

Strength
Silestone has four times the flexural strength of granite, making it less susceptible to chipping and cracking during transportation and installation.

Maintenance-Free
Because it is non-porous, Silestone does not need to be sealed. Granite, marble and limestone, on the other hand, must be sealed on installation and resealed regularly to prevent staining. Silestone is a maintenance-free star compared to solid surfaces that may require rigorous maintenance to clean up tough stains, scratches and scorch marks.

Colors and Edges
Silestone is available in a wide array of dazzling colors, from conservative neutral hues, to daring bright colors, ensuring that there is a Silestone color to suit most any style or taste. Silestone delivers a uniformity and consistency that allows for virtually unlimited edge designs.

Experience and Professionalism
Silestone is available through a mature network of dedicated distributors and fabricators backed by the experience of Cosentino with more than 70 years in the natural stone industry. Plus, Certified Silestone Installers are trained through a unique curriculum that includes expert, hands-on training.

Innovation
Silestone leads its category in innovative ideas for a product that already is known for its ingenious physical properties and customer benefits. Silestone offers the most colors in natural quartz; the most innovative sink installation methods, such as integrated, flush- and bevel-mounted; and the latest, newest products such as the exclusive Silestone® Leather™ with Microban®.

Remodeling Market Increases!!!!!

Due to the ever crashing market, declining home sales, and foreclosures the homeowners that are able to keep their mortgages are choosing to stay put with their investments and upgrade their homes. Remodeling helps with all types of the property market by increasing the value and the appeal of the home. The home owner can ask for higher values in the sales market, and gain more exposure in that price bracket for the newer upgrades. Simple kitchen cabinets, counter top and flooring upgrades are the main selling points for all homes. The bathrooms are the second most important factor in the homes appeal. Most clients are now asking for Travertine flooring, matching shower tiles, and a closet design for the master bathroom area, with special emphasis on the jacuzzi tubs and his/her toilet commodes. For normal 3 bedroom homes the cost of entire remodeling can start off around $3,000 and can rise up to the value of the home itself depending on what the clients wish for.

A good way to start your project, is to find out what you are willing to spend in each area, conform to a budget for the entire project and be realistic. A lot of clients want to start off with a small budget in mind, yet once they walk a contractor through the project they have already upgraded what they want. Another good point is to think a little more long term, and how a little more money into the project will increase the quality and the overall image of the remodel. For example, If you are looking to remodel the kitchen, but do no want to spend the extra money on the counter tops for stone, you will not create the same effect and will probably wish that you had spent the extra 2-3 thousand and really make the kitchen special a year or two later.

Another great tip into remodeling is to re-paint the outside of the home so that it feels newer with the interior upgrades. Landscaping is something anybody can do with a little time and sweat, but nobody can hide a bad paint job.

"Invest in Your Nest" We can help increase the value of your Home today!!

The following is an excerpt from the book "Invest in Your Nest" by Barbara Kavovit.
Grow the Space You Have

Transforming existing raw space into an extra bedroom, a playroom, or a guest or master suite is an affordable way to make your house bigger. You can also winterize an unheated sunroom or porch to transform a two- or three-season room into a year-round retreat. You can transform a two-bedroom, two-bath house into a "new" three-bedroom, three-bathroom house just by making your unused space livable!

Be Your Own Project Manager
Finishing the existing raw space in your home for livability requires the help of specialists in several trades: plumbing, carpentry, electrical, and others, including flooring and possibly stoneworking for tile work.

So while it's not a do-it-yourself job, you can manage the project yourself and become your own general contractor. That way, you'll save money and choose and work with the tradespeople whom you really like. Managing the project gives you tremendous control over personnel, quality control, and finishes.
You're the boss! Here are the basic steps you'll want to follow:

Set aside some time
Expect to spend from 1 to several hours a day for several months dealing with some aspect of the renovation. Managing the transformation of any space in your home does not require you to be on-site every minute, but you do have to check in often, inspect the work as it progresses, pay bills, consult with the tradespeople who are on the site, coordinate with and schedule the tradespeople who need to come in, make sure the site is organized safely and in a way that protects workers (and therefore your liability), monitor rubbish removal, and troubleshoot.

Determine Your Budget
Every decision you make flows from your budget, from how much to spend on flooring to how fancy you want your bathroom fixtures to be.

Decide How You Want to Use the Space
Will it be an extra bedroom and bath, a family room, or a children's playroom? The function will help inform many of the finishes you choose. For example, a children's playroom may benefit from a hardwood floor partially covered by a large rug. How elaborate do you want the bathroom to be? If you are transforming a space into a master suite, the bathroom should have double vanities and a glass enclosure for the shower, which should have extra wall and overhead showerheads.

Want to design an Addition? We can help!!

Ideas For Your Home Addition

By building a home addition, homeowners can make their homes more livable, while also increasing its value. A home addition allows you to comfortably stay in a home and neighborhood you like without incurring the expenses and inconvenience of moving. The idea is to increase space by building on, up, out, down, or in any direction from the existing home structure in order to create additional living space and enhance the quality of life within your home.

Ground Level Home Additions

The first step is to sit down and think about all the ways in which you could expand your ground floor. For those that live on a thousand acre ranch this should be no problem, but most of us have a finite amount of space to work with. In fact, the majority of homeowners are constantly trying to maximize what little property they have. Expanding the ground floor is wise because it appeals to home buyers, should the time come for you to sell one day. Ground level additions are also convenient for households that have elders living in the house because it eliminates the need for difficult stairs.

If you do decide to go with a ground level addition, you will have to prepare for the addition to expand into your yard and change the shape of your home. The most common addition is the one that expands into the back of your yard. Many people will add a sunroom or extend their living area in this way. It is popular to do this because the addition won’t change the look of your home from the street. For those of you with large yards you shouldn’t have problem, however, if your yard is small you will need to determine property lines.

Second Story Home Additions

Another popular addition is when you build onto the second story of your house, such over a garage. Building up is a little trickier because you will have to schedule your addition during cooperative weather conditions. During a second story addition there will be a time when a portion of your roof will be open and you do not want poor weather conditions entering into your house. Keep in mind, depending on the situation it is sometimes less expensive to build up because there won't be any need for foundation building.
