Grow the Space You Have

Transforming existing raw space into an extra bedroom, a playroom, or a guest or master suite is an affordable way to make your house bigger. You can also winterize an unheated sunroom or porch to transform a two- or three-season room into a year-round retreat. You can transform a two-bedroom, two-bath house into a "new" three-bedroom, three-bathroom house just by making your unused space livable!

Be Your Own Project Manager
Finishing the existing raw space in your home for livability requires the help of specialists in several trades: plumbing, carpentry, electrical, and others, including flooring and possibly stoneworking for tile work.

So while it's not a do-it-yourself job, you can manage the project yourself and become your own general contractor. That way, you'll save money and choose and work with the tradespeople whom you really like. Managing the project gives you tremendous control over personnel, quality control, and finishes.
You're the boss! Here are the basic steps you'll want to follow:


Set aside some time
Expect to spend from 1 to several hours a day for several months dealing with some aspect of the renovation. Managing the transformation of any space in your home does not require you to be on-site every minute, but you do have to check in often, inspect the work as it progresses, pay bills, consult with the tradespeople who are on the site, coordinate with and schedule the tradespeople who need to come in, make sure the site is organized safely and in a way that protects workers (and therefore your liability), monitor rubbish removal, and troubleshoot.

Determine Your Budget
Every decision you make flows from your budget, from how much to spend on flooring to how fancy you want your bathroom fixtures to be.

Decide How You Want to Use the Space
Will it be an extra bedroom and bath, a family room, or a children's playroom? The function will help inform many of the finishes you choose. For example, a children's playroom may benefit from a hardwood floor partially covered by a large rug. How elaborate do you want the bathroom to be? If you are transforming a space into a master suite, the bathroom should have double vanities and a glass enclosure for the shower, which should have extra wall and overhead showerheads.

Ground Level Home Additions

Expanding the ground floor is wise because it appeals to home buyers, should the time come for you to sell one day. Ground level additions are also convenient for households that have elders living in the house because it eliminates the need for difficult stairs.

If you do decide to go with a ground level addition, you will have to prepare for the addition to expand into your yard and change the shape of your home. The most common addition is the one that expands into the back of your yard. Many people will add a sunroom or extend their living area in this way. Second Story Home Additions

Another popular addition is when you build onto the second story of your house, such over a garage. Building up is a little trickier because you will have to schedule your addition during cooperative weather conditions. During a second story addition there will be a time when a portion of your roof will be open and you do not want poor weather conditions entering into your house. Keep in mind, depending on the situation it is sometimes less expensive to build up because there won't be any need for foundation building.

Everyone enjoys the look and feel of fine wood furniture. It has a warmth and elegance that enhances every home. With the prices of quality wood furniture increasing, many do it yourselfers are making their own custom pieces. In this article we are going to show you the correct way to start the project and how to find the right tools and understand the correct key words and terms about cabinet building.

Planning:

Before you begin, plan to gather the items that you will be using, and place them where you will build the cabinet.

Let's simplify things a little and look at the basic components you will be working with to build your cabinet.



Basic Cabinet Components:

Kick-plate

Carcass

Strong-back

Face frame

Doors

Drawers (optional)

False Front



Terminology:

Before you begin your project, you will want to become familiar with the wood working terms shown below.

Miter Cut - Angle cut across the width or thickness of the board

Rabbet - L-shaped cut

Dado - Channel cut across the board, into which a second piece of wood is fitted

Kerf - Width of the blade

Countersink - To set a screw head at or below the surface

Dowel - Wooden pin used to provide strength and alignment

AA Lumber - Lumber which has a good finish on both sides.

Ripping - A cut with the grain

Crosscutting - A cut across the grain

Shim - A thin, wedge-shaped piece of wood used for leveling or spacing.

But Joint - The square end of one piece butting up against the flat surface or end of another piece.


Materials:

Because of the size of the lumber involved in this project, you need an extra person to help with cutting some of the wood. Plan ahead so your "Assistant" is available at the appropriate times.

Wood Selection:

Before you purchase your wood and select a finish for your cabinet, you should ask yourself some simple questions about how you plan to use and display it in you home, Where will the cabinet be located? Do the dimensions of the cabinet fit properly in the space you have allowed for it?

You can use a plywood that has a furniture grade veneer on only one side (AB plywood), since only one side will be visible. Plywood with a finished veneer on both sides (AA) can also be used for a top quality look. Face frames of solid oak will be used to cover the plywood when necessary.

Similar to laying a pattern out on a piece of cloth, often you can cut several different pieces of the same thickness of wood out of a single piece. It is a good idea to add up the total number of boards, being careful to make sure you group short pieces in with long pieces to minimize waste.

The For Sale - Housing Market is suffering, but Home Improvements and Remdoeling is the Way to GO.



At the beginning of this year I wondered about the housing market, and how could this crazy trend of flipping houses and new condo sales keep up from the last 3 years. Sooner than later stories began rising out of our communities that home owners were not able to keep up with their adjustable arm mortgages, and fluctuating interest rates. Some HOA (Home Owner Association) payments were doubling trying to keep up with the increases in insurance and property taxes, making those new condos undesirable and the investors unable to rent them out without substantial losses.

In my onion this market will flat line by the end of this year before some new legislation and government assistance will have to be utilized to help pick up the housing market in 2008. From then to now, home owners will have to either sit tight in their homes or take lower than ever offers on their homes for sale.

But we still have to take in to consideration that real estate is still the best investments we can make. The value of money (currency) will always depreciate since the government is always printing more currency than we have gold. Keeping our money inside of banks and CD's are probably not the best idea since there are formulas that show that over a 40 year period the value of one dollar will decrease to just 5 cents. This is why us, as investors or even just home owners in Central Florida, should hold on to our investments because we are growing as a city and our homes are still are best investments with low risks.
